The Challenge
The client wanted a traditional Kerala Tharavadu layout but required contemporary air filtration, structural insulation, and smart home tracking systems, all under a fixed contract budget.
Our Approach
- Design: Drafted an open-air center courtyard utilizing vertical glass louvers to deflect driving monsoon rains while maintaining airflow.
- Construction: Used M25 grade concrete and reinforced lateral foundations. Quality audits were performed by the Nexston Corporations Pvt Ltd technical board.
- Restoration Components: Sourced teak logs locally, hand-carved by heritage craftsmen, and installed an eco-roof utilizing clay roofing tiles layered over leak-proof concrete.
The Result
- Cooler Indoor Temperatures: Passive airflow reduced AC cooling costs by 28%.
- Delivered on Schedule: The project was completed in 11 months with zero budget creep.
